Fall is the perfect time to enjoy the outdoors in Columbus, Georgia. What better place to experience all the sights and sounds of the region than at Callaway Gardens? The 12th Annual Sky High Hot Air Balloon Festival will be held the weekend of September 3rd  5th. Mortgage rates vs Home prices

It is reasonable to want to buy at the very lowest point in the market.&nbsp; The problem is that no one knows where that bottom is.....&nbsp; Most seasoned investors will tell you that the bottome occurs and starts up before you reallize it. &nbsp; With this in mind I wrote a blog post on the Homegain blog and want to also post it here. &nbsp; Please add any comments you may have.

Freddie Mac says that we have the lowest mortgage rates EVER!! &nbsp;Well maybe not ever but since they started tracking the rates. &nbsp; So maybe in the last 50 years or so&hellip;..

Additionally, home prices have dropped to some of the best prices in a long, long time. &nbsp;&nbsp;So now the question is: &nbsp;Do we wait to see how low home prices may go before we buy?

Here is some food for thought&hellip;&hellip;



Many people believe that home prices have found the bottom and are making a turn upward.



Mortgage rates are at the lowest rate in 40 or 50 years. &nbsp;It is hard to believe they will drop any further and are more likely to move upward.



We should look at the math.



What if&hellip;&hellip;&hellip;What if home prices did drop another 10%? &nbsp;Its very unlikely, but what if they did? &nbsp; Well, if mortgage rates stayed the same, that would be great! &nbsp;But, what if mortgage rates moved back up to a more normal 6.5% during the same time that the prices are dropping?

$200,000 X 4.5% = $1013/month

$180,000 X 6.5% = $1137/month

Whoa! &nbsp;You mean the price of a home could go down 10% on a $200,000 home but my payment could go up more than 10%. &nbsp; That cant be right &hellip; can it?

            <title>The First Time Home Buyers Tax Credit is NOT over!! </title>

The First time home buyer tax credit did not end for&nbsp;Armed Forces who have been recently deployed!

&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Members of the Armed Forces who have been deployed more than 90 days since 2008 may be eligible for the tax credit through April 30th 2011.&nbsp;&nbsp; The original bill that extended the tax credit through April 30th 2010 also included a military provision for armed forces personnel who have been deployed allowing them an extra year to purchase a home and claim their tax credit. &nbsp;&nbsp;&nbsp; This is great news for those who wish to buy homes at Fort Benning!&nbsp;&nbsp; Military personnel may be able to finance 100% of their home using the VA home loan program and still receive $8000 to go in their pocket or pay off other bills or even to purchase furniture for their new home.&nbsp;&nbsp; The military extension also includes the move up tax credit of $6500 for those selling a home and moving up.&nbsp;&nbsp; &nbsp;&nbsp;&nbsp; The tax credit combined with the current low interest rates, great home prices, and other incentives should make buying a home right now a great decision.&nbsp;&nbsp;&nbsp; As always we advise you to talk with a tax professional and other professional sources to verify if these provisions will apply in your case.&nbsp;&nbsp;One of the best articles I have found explaining the&nbsp;First Time Home Buyer tax credit extension is located here.&nbsp;Our team is available to provide more information to you and help you find a home!&nbsp;

            <title>New Federal Mortgage Relief</title>

The Obama Administrations original $75 billion dollar mortgage relief plan designed to prevent foreclosures has been revamped due to its lack of success. The plan only helped a fraction of homeowners who completed the application process and only $1 billion of the $75 billion dollar budget was spent to help homeowners in crisis.

&nbsp;The new relief is designed to help homeowners who owe 15-30 percent more on their home than it is worth. To qualify for the federal help you must owe less than $730,000 on your home, use the home as a primary residence, and be paying more than a third of your total monthly income toward your mortgage.

&nbsp;By reducing the monthly payments of homeowners, having the mortgages insured by the Federal Housing Administration and working with banks such as Citigroup, JP Morgan-Chase, Bank of America, and Wells Fargo to modify second mortgages, the federal government hopes to reduce the amount of Americans going into foreclosure around the country. 

&nbsp;Still, there are others who feel this is hurting the economy more than it is helping it. They say that as we continue to pour more and more money into the housing market we are only prolonging the inevitable. The home values must continue to drop to market value and we as Americans must take a loss for the predicament we are in. Once housing prices are low enough they say the supply and demand will level off and the supply will drop and drive the demand up along with home prices and values. 

&nbsp;Reports suggest that on average the value of homes located near a foreclosure are reduced by 9 percent. With increasing numbers of people owing more on their homes than they are worth, this number could go up as homes continue to go into foreclosure and home values around them continue to drop.

            <title>Black History in Columbus, GA</title>

February is dedicated to the celebration and education of the impact and victories of the African-American community. It is easy to allow this time of reflection to cause division as we think back on how divided we used to be and how hateful we were to someone just because they were a different color. However, this should be a time to recognize and celebrate the individuals who made such large sacrifices to create unity in our country and remember that we still need to continue to fight for that today. It is a time to remember that we are ONE nation, under GOD, INDIVISIBLE, with liberty and justice for ALL. 

We have had many amazing individuals in the African-American community who were either from the Columbus, GA area or had a large impact on this area. I would like to take this time to share a little bit about a few of&nbsp;them with you and recognize their great accomplishments in our community, country and around the world. 

Thomas Bethune  Musical Prodigy&nbsp;&nbsp; 1849-1908Thomas Wiggins was born just outside of Columbus in 1849. He served as a slave on the Columbus, GA plantation of General James Bethune. Later in Thomas life he was called Thomas Bethune. He was born blind but was considered a musical prodigy. He was able to listen to an intricate composition and sit down at the piano to play what he had heard, often with out mistakes. Historians believe he started performing before audiences at age 8. Thomas later toured Europe during the civil war and is said to have performed before royalty. He returned to Columbus to perform on the stage of the Springer Opera House. Thomas spent his last years in New Jersey with a member of the Bethune family. 

Horace King  Master Bridge Builder&nbsp;&nbsp;&nbsp; 1807-1887Horace King was born into slavery in 1807 in South Carolina. He first came to Columbus, GA in 1832 while serving John Godwin who had been given a contract to build the Dillingham Bridge across the Chattahoochee River from Columbus to Phenix City. John Godwin petitioned for Horaces freedom and Horace was granted freedom from slavery in 1846. He went on to build lattice bridges over the Chattahoochee, Flint, and Oconee Rivers. Defying all odds, Horace served in the post-civil war Alabama Legislature as a representative from Russell County. In his last days, Horace and his family moved to LaGrange, GA where he and his sons ran their construction firm.

&nbsp;&ldquo;Laborer and legislator, his life was an astonishing symbolic bridge-a bridge not only between states, but between men. Like one of his stately town lattice bridges, Horace Kings life soars above the murky waters of historical limitations, of human bondage, and racial prejudice. He did not change the currents of social history, but he did transcend them and stands as a reminder of our common humanity, the potential of human spirit, the power of human respect.&rdquo; - Dr William H. Green

Eugene Bullard  First African-American Combat Aviator&nbsp;&nbsp;&nbsp; 1894-1961Eugene Bullard was born in Columbus, GA in 1894 and fled to Scotland to escape racial discrimination. He later went to Paris where he joined the French Foreign Legion during World War I and flew as a member of the Lafayette Flying Corps where he became the first African-American to fly in combat and was awarded fifteen French war medals. Following a spinal injury, Eugene moved to New York for medical care and remained there with his family for the remainder of his life. 

Dr. Thomas Brewer  Civil Rights Activist&nbsp;&nbsp;&nbsp; 1894-1956Thomas Brewer, originally from Saco, Alabama, moved to the Columbus, GA area in 1920 where he joined the medical community. He founded a chapter of the NAACP in Columbus in 1939. During his leadership, he designated Primus King to attempt to vote in the primary election in 1944 in Muscogee County and raised the funds to fight his case in court where they later won. After this success, Dr. Brewer initiated successful black voter registration drives in Columbus, campaigned for the hiring of black police officers, fought for equitable funding of black schools and later for the racial integration of public schools, and fought to integrate the golf course on Columbus South Commons. Dr. Thomas Brewer was killed by Lucio Flowers in 1956. Dr. Brewers death is still a matter of controversy. The authorities determined his death to be self defense; however, others speculate that it was murder.

            <title>Adjustable Rate Mortgages: The Pros and Cons to these Tempting Loans</title>

An adjustable rate mortgage by definition is a mortgage where the interest rate is periodically adjusted. These mortgages are very tempting when your loan officer tells you that you can receive a lower interest rate than a fixed rate mortgage with the possibility of the rate going even lower when adjusted. These mortgages can pose a huge benefit to you and your pocketbook if you have done your homework and know the specifications of each loan available to you.

The trick to an ARM(adjustable rate mortgage) is to have all the information and solicit outside help if the terms are unfamiliar to you. If you plan to own your home for 5 years or less, this could be the best loan for you: if you choose the right one. The pros and cons to an adjustable rate mortgage may differ by each plan and each loan officer. So, again be sure to do your research and dont make hasty decisions.

Pros to all Adjustable Rate Mortgages:&bull;&nbsp;The interest rate usually starts out lower than a fixed rate mortgage&bull;&nbsp;You could pay less than a fixed rate mortgage over a long period of time if the interest rate stays about the same or drops even lower

Cons to all Adjustable Rate Mortgages:&bull;&nbsp;There is the possibility that interest rates could rise and so would your monthly payments

Good things to know about Adjustable Rate Mortgages:&bull;&nbsp;Your interest rate is made up of two parts: the index and the margin. The index is a measure of interest rates and the margin is an extra percentage the mortgage lender adds. In other words if the index is 4% and your lenders margin is 2% your interest rate will be 6%.&bull;&nbsp;Some ARMs have interest rate caps. The interest rate cap can be a periodic interest rate cap or a lifetime interest rate cap. A periodic interest rate cap will put a cap on how much your interest rate can increase/decrease after each adjustment period. A lifetime interest rate cap will put a cap on how much your interest rate can increase/decrease over the life of your loan. Some ARMs have both.&bull;&nbsp;Some Adjustable Rate Mortgages will allow you to lock in a very low percentage rate for a certain period of time. If you choose an ARM with a fixed rate for 3-5 years and are in the military or are planning to sell your home during that time you could end up paying significantly less than you would with a fixed rate mortgage during that period of time. 

Things to watch out for when choosing an Adjustable Rate Mortgage:&bull;&nbsp;Some lenders offer discounted interest rates for a short period of time during the loan. These discount points may sound great in the beginning but may make you pay in the end. When the discount rate runs up, the monthly payment may increase greatly and come as a huge shock to you. &bull;&nbsp;Interest Only ARMS will also give you a break in the beginning because you will only pay on the interest of the loan for the agreed upon time. Make sure you are prepared for the dramatic increase in payments once the time runs up and you must start paying back the principal as well. Also, keep in mind that the principal builds up so the longer period you pay interest only the higher your payments will be when you start paying principal as well.&bull;&nbsp;Payment caps will put a cap on how much your payment can increase after the adjustment period. This may seem like a great protection to you; however, it can cause negative amortization. Negative amortization occurs when you continue to owe more on your loan even though you are making your regular monthly payments. For example: if your payment cap does not allow you to pay the full interest due each month, the interest owed will be added to your debt.&bull;&nbsp;Payment Option ARMs with a limited or minimum payment may also lead to negative amortization. If your payment does not cover the interest amount due each month, it will be added to the amount of the loan and you could end up owing more on the house than the purchase price.&bull;&nbsp;Pre-payment Penalties are applied to some loans and put a penalty amount to be paid by the borrower if they payoff, sell, or re-finance their home before a certain period of time.&bull;&nbsp;Conversion fees are set in some ARMs to allow the borrower to convert the loan to a fixed rate mortgage at certain times but may specify a higher interest rate or a fee to be paid at the time of conversion.

There are lots of things to do in the Columbus, GA area to celebrate the holiday season with family and friends.             <title>First Annual Gingerbread Jubilee!!  </title>

The first annual Gingerbread Jubilee was held Sunday, November 22nd and Monday, November 23rd at the RiverMill Event Center. The event was inspired by the National Gingerbread House Competition and Display in Ashevilles Grove Park Inn. Executive chef Jamie Keating and his wife teamed up with the Childrens Miracle Network to host this event which not only highlighted some of the areas most talented pastry chefs, amateur and professional alike, but also raised funds to help provide medical care for children in our area.

For free admission, guests enjoyed holiday cooking demonstrations from Jamie Keating, childrens activities including decorating small gingerbread houses, and a silent auction to purchase the elaborate gingerbread houses in the competition. 

Competitors could enter their elaborate creations for $25-$75 in the category that applied to them. There were five different categories to choose from: Celebrity, Corporate, School, Amateur, and Professional. Guests were able to choose their favorites and vote for them for $1 per vote.

The Winners of the Gingerbread Jubilee Competition 2009 are as follows:
