Grand Opening of the National Infantry Museum at Fort Benning Ga

p1040972_400The brand new National Infantry Museum will have its grand opening June 19th, 2009.     General Colin Powell will be on hand to dedicate the 85 million dollar facility sitting on 200 acres.  

 This is a world class museum built to honor the men and women who have fallen defending our country.   It features a beautiful IMAX theatre, world class museum, several exhibits including the feature exhibit "The last 100 yards" which uses cast figures of real infantry soldiers along with the Huey Helicopter and the Bradley fighting Vehicle to depict scenes of taking of the last 100 yards in Battle. 

The Museum is on the South side of Columbus just on the edge of Fort Benning.   It is across from Oxbow Meadows on South Lumpkin Rd.

moneyandpeachesIf we listen to the news we would think that there is no financing available and that a buyer must have 25% down to finance a home.   This is just not true!   There are still several programs that will help you buy a home with 0% to 3% down.    Especially if you are a first time home buyer or have limited income or if you are in a service industry like Military, School Teacher, or Nurse.   Here are some examples of possible loans that may allow you a minimum down payment. 

 

 1) VA loan for military families - 100% financing with just reasonable credit requirements

2) FHA loan - 97% financing with reasonable credit

$7500 Tax Credit for First Time Home Buyers

village_002_400The title is correct!  This is a first time home buyer tax credit - not a deduction - but an actual credit on your taxes.   If you owe $0 on your taxes otherwise you would actually get $7500 back to do with as you please.  You could pay off a loan or credit cards or spend it on furniture for your new house.   If you buy a house between Apirl 2008 and July 2009 and have not owned a home in the last 3 years you are probably eligible. I do see this as a great thing but there are several stipulations you should be aware of before you get too excited.  It is a credit but there are strings attached! 

1) It is really an interest free loan.   2 years after you receive the tax credit you must start paying it back at the rate of $500 per year for 15 years.   This…

1) Find a home that would make a great flip. 
2)Do the base things that are important like a new roof  or paint now. 
3)Rent the home out until prices recover.
4)Complete the flip once prices recover. 

Why do I think this is a good strategy now? 
1) Lots of available properties at below market prices.
2) Lots of great economic news in Columbus right now like the influx of troops from the BRAC growth plan on Fort Benning in 2009 - 2011.  KIA plant locating nearby and projected spin off businesses.  AFLAC expansion, Cessna expansion, etc.

You can explore space at the Coca-Cola Space Science Center, treetops at the treetop trail at Oxbow Meadows, or flowers, vegetables, and butterflies (oh, my) at Callaway Gardens.

Then there are classes for anything you might have ever though of doing. Columbus State University not only teaches regular classes to regular students, but also art, exercise, dance, music and more to us non-student types. Wayne and I have taken a dance class, and we plan to start a new one in October. I am also in an exercise class there now.

Columbus Cooks is willing to try to teach us to cook. I’d like to know if they could teach me how to make time to cook. Maybe I should check back with…

The ranking was based on things like schools, parks, museums, pediatricians, cost of housing, commute times, and other factors that contribute to the quality of life for your family.

Columbus is a perfect size town to me. It has all the amenities that you can find in most cities like shopping, restaurants, theater, and sports but you can still drive all the way across town in about 30 minutes. This gives us big city amenities with a small town feel.

I am sure that one of the factors contributing to our high ranking was the access to so many parks and the access to the river and lakes in Columbus. It really is a great place to live and work.

We have minor leagues sports along with great restaurants and shopping. We really have all the amenities of a big city but you can drive all the way across the city in about 30 minutes.
