Smiths Station Real Estate and Area Info

Until recently, Smiths Station, Alabama was often referred to as a bedroom community of nearby Phenix City. As more people came to love the area and the population grew, Smiths Station now boasts of over 21,000 residents, just a few thousand less than Phenix City.

Of the over-seventy schools in Smiths Station and the surrounding area, nearly half date back before 1940. One of the first schools was known to have been built in 1913. This was nearly a century after the area was settled, in 1926, due to the railroad that passes through.

Even though the area was settled in the 1800s, Smiths Station wasn’t incorporated until 2001. As of early 2007, it still held the title of Lee County’s newest city. While the official name is “Smiths Station”, the area is often referred to simply as “Smiths.”

There are more than 250 subdivisions in the tight-knit community of Smiths Station and the area is still developing. Life is comfortable, with all the hospitality and friendliness southern country living is known for and a few luxuries the fast-paced big cities nearby bring. Residents can drive to Atlanta, Columbus or Montgomery in less than an hour thanks to four lane highways leading out of the town.

Homes in Smiths Station are typically newer than those in nearby Phenix City with real estate values rising steadily. You might be surprised to find that although the homes are newer, the community developers have encouraged homebuilders to leave the lots large, many are an acre or more.

Because real estate developments are so recent, you won’t find as many fixer-uppers for sale as you will in older towns in the region. In fact, you’ll be hard pressed to find anything carrying less than a $90,000 price tag. As of late 2006, the median sales price of residential real estate in Smiths Station was $228,300.

It is not uncommon for homes in the area to come equipped with swimming pools. All, or nearly all, are cooled via central air conditioning and heated with electric heaters in addition to fireplaces. Many homes have two-car attached garages with spacious floor plans.

With more than 1600 students, Smiths Station High School is the tenth largest in the state. There are just two intermediate schools and six elementary schools that feed into Smiths Station High. The centrally located sports, recreation and senior center promises to bring fun and excitement to everyone that calls Smiths Station home.

New homeowners in Smiths Station will find the weather to be quite enjoyable. Winter highs are typically in the upper 50’s with lows in the upper 30’s. During the hottest months, June, July and August, the mercury creeps into the 90’s with cool evenings in the 70’s. During the spring and autumn, the temperatures bounce between 70 degree days and 50 degree evenings. Alabama offers it’s residents all four seasons, each about three months in duration.

With a temperate climate, family-oriented neighborhoods and a blossoming economy, it’s no wonder Smiths Station is one of the fastest growing, most prosperous communities in Lee County, Alabama.
